The “Relevant” people include me because I’m now in stage of searching accommodation for next academic year Also I had conversations with a couple of real estate gents here in Stockton . In addition my parents from small city and they have knowledge about choosing right accommodation. But before I proceed I need to state that SMART does not overview the whole complexity of decision but in this case we don’t need that because the main goal is to find key aspects and relation between each other in order to conduct provisional decision.
In Tables and Analysis I’m going to use next contractions: Aright Fields = A gel Height B Crampon Road = C Dalton Wood D Edgerton View = E SMART Analysis Step 1: Identify the Decision Maker In our task the decision maker is me- assistant to the operations manager because we’re giving advice on what accommodation to choose for the general manager. Step I-OR’s Assistant Step 2: Identify the Alternative Courses of Action For our case these are the different apartment we can choose to advice.
Step 2-Different apartments Step 3: Identify the attributes which are relevant to the decision problem In this step we need to determine the attributes that relevant for decision- maker’s problem. As making decision which will affect other person I need put myself in his position in order to find relevant attributes and I now my arena’s knowledge come in hand as they used to have business trips while working as general managers in company and they faced same problem where to stay during this trips.
According to their information I have drawn the “The Value Tree for Apartments Problem”: Explaining the Value Tree According to real estate agents one of main attributes in choosing apartment is cost and we know that general manager (further in text- GM) is going to stay where at least for half of year so GM need to know how to manage his monthly budget because of cost of rent and if rent includes/excludes variable sots (water, electricity, etc. ).
Another main attribute that was pointed out by my parents is benefits of apartment which we need to break down to more specific attributes which decision maker will consider: Location and Living Condition. But both of them need more specification: let’s start with Location. Most of the time if you’re GM of the company you(even small) either have a car or have somebody to drive you to work so distance to work is important and in addition GM going to Penrose to work on new set up so he need to be close to supervise closely.
If we use Masons hierarchy of needs Crooning, 201 0) we going to find out that safety as second most basic need so it’s more likely to find secure place for GM by checking out nearby population so he wouldn’t be troubled during his stay in accommodation because it’s more likely to have confusion(and therefore-conflicts) in large multi-cultural environment. Now I’m going to proceed to Living Condition and outlined 2 attributes: Size and Parking.
As we know GM staying not for a couple of weeks but at least for 6 months so he’ll need personal space. Assumed before that GM is using a car it would be useful to have comfortable irking spot so he would not waste his time and would focus on things that more important. Step 4: Assigning Values to Attributes Attributes c D Size 100 75 50 25 Distance Nearby Population Parking used direct ranking method in order to assign values because it’s difficult to represent attributes in quantitative evaluation manner and I assigned the highest value (100) to most big, closest to work and possessing parking with none nearby multi-cultural population apartments. So We can see that apartment A is not only biggest and closest to work pap rotten but also includes parking but struggle with nearby population.
Apartment B has mono-cultural environment so for GM is going to be easy to adapt during his month stay but its placed far away and doesn’t even has parking. For C and D we can say what they relatively close to each other and we can analyses more precise in further steps of SMART. In conclusion I think accommodation E has great values in nearby population but its smallest and has no parking with placement 1 Km away from work and for decision-maker it doesn’t seem like a good place to stay. Step 5: Determine a weight for each attribute
Attribute Cost determined like this: Attribute Cost So the cheapest one (B) gets the highest score and the most expensive one gets (C)zero because its logical that you prefer to pay as less as possible. “Benefit” attributes I normalized this way: Original weights Normalized weights 80 27% 70 25% 14% TOTAL 290 100% Working Example: Size(norm. Weights): (100/290)*100%=34% In this case decision-maker decided that the most important attribute is size because GM going to stay in this apartment for big amount of time so he needs to have decent place in size terms.
Next in line is distance because its improves not only the comfort but the make GM more focused on work when apartment is nearby and he can make fast decision during extreme situations in organization. After what i put the nearby population because ell affect well-being of GM who needed to carry out an important task In the last place with 40% we have parking because from case study we know that this is small city and usually you didn’t have a lot of troubles with parking but still it’s important issue in UK.
